{"id":103203,"date":"2020-02-25T18:18:56","date_gmt":"2020-02-26T00:18:56","guid":{"rendered":"https:\/\/centrourbano.com\/?p=103203"},"modified":"2020-02-25T18:20:58","modified_gmt":"2020-02-26T00:20:58","slug":"gicsa-coloco-11950-mdp-en-instrumentos-de-deuda-para-9-proyectos","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/gicsa-coloco-11950-mdp-en-instrumentos-de-deuda-para-9-proyectos\/","title":{"rendered":"Gicsa coloc\u00f3 11,950 mdp en instrumentos de deuda"},"content":{"rendered":"<p><em>Al cierre del 4T19, Gicsa report\u00f3 un total de 910,707 m\u00b2 de \u00c1rea Bruta Rentable (ABR) compuesto por 16 propiedades en operaci\u00f3n<\/em><!--more--><\/p>\n<p>Aprovechando la confianza de los mercados internacionales y la solidez de sus operaciones, <a href=\"http:\/\/www.gicsa.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Grupo Gicsa<\/a> logr\u00f3 la colocaci\u00f3n de instrumentos de deuda por un monto aproximado 11,950 millones de pesos, por medio de un fideicomiso que agrupa 9 propiedades de su portafolio estabilizado y en estabilizaci\u00f3n.<\/p>\n<p>La operaci\u00f3n se realiz\u00f3 a trav\u00e9s de un veh\u00edculo independiente, sin aval de Gicsa y remoto a quiebra (<em>Non Recourse and Bankruptcy remote<\/em>), en el que se incluyeron propiedades como F\u00f3rum Culiac\u00e1n, Torre Esmeralda III, Masaryk 111, City Walk, F\u00f3rum Cuernavaca, Explanada Puebla, Paseo Quer\u00e9taro, La Isla M\u00e9rida y Explanada Pachuca.<\/p>\n<p>\u00abEsta emisi\u00f3n sienta un precedente en la historia de GICSA, dado que es la primera vez en nuestra trayectoria que realizamos una colocaci\u00f3n a nivel internacional, en l\u00ednea con nuestra constante b\u00fasqueda de innovaci\u00f3n y evaluaci\u00f3n de oportunidades estrat\u00e9gicas de negocio y financieras\u00bb, se\u00f1al\u00f3 Abraham Cababie Daniel, director general de Gicsa.<\/p>\n<p>El instrumento se realiz\u00f3 tomando en cuenta caracter\u00edsticas de un CMBS (Commercial Mortgage-Backed Securities) y bonos quirografarios, adem\u00e1s de que se se colocaron instrumentos de capital preferente por 2,300 mdp.<\/p>\n<p>El directivo agreg\u00f3 que en esta primera etapa se dispuso de aproximadamente 9,700 mdp del instrumento principal y 2,310 mdp del otro instrumento, los cuales fueron utilizados para pagar la deuda previamente existente por un monto de aproximadamente 8,430 mdp.<\/p>\n<p>\u00abEl resto, 2,250 mdp, ser\u00e1n dispuestos en los pr\u00f3ximos 9 meses al alcanzarse ciertas m\u00e9tricas financieras de las propiedades del portafolio\u00bb, explic\u00f3.<\/p>\n<h3><strong>Crecimiento s\u00f3lido\u00a0<\/strong><\/h3>\n<p>Al cierre del cuarto trimestre de 2019, Gicsa report\u00f3 un total de 910,707 m\u00b2 de \u00c1rea Bruta Rentable (ABR) compuesto por 16 propiedades en operaci\u00f3n, que representa un crecimiento de 8.4% respecto al 4T18.<\/p>\n<p>En tanto, el portafolio en operaci\u00f3n abri\u00f3 87 puertas al 4T19 y 345 puertas en todo el a\u00f1o, mientras que la tasa de ocupaci\u00f3n del portafolio estabilizado fue de 92.2% y de 90.2% considerando el portafolio en estabilizaci\u00f3n.<\/p>\n<p>\u00abEste a\u00f1o, 345 nuevos locales abrieron sus puertas en nuestro portafolio y registramos un crecimiento de 23% en el n\u00famero de visitantes en nuestras propiedades, alcanzando 74 millones para el 2019\u00bb, agreg\u00f3 Cababie Daniel.<\/p>\n<p>Por otro lado, Explanada Culiac\u00e1n, Cero5Cien y Gran Outlet Riviera Maya registraron avances de obra de 82%, 31% y 24%, respectivamente, con una inversi\u00f3n aproximada de 3,176 mdp durante todo el a\u00f1o.<\/p>\n<p>\u00abContinuamos con s\u00f3lidos avances en la construcci\u00f3n de nuestros proyectos los cuales presentan avances de 56%, destacando Explanada Culiac\u00e1n con 82% de progreso y el cual se espera su apertura el primer semestre del 2020.<\/p>\n<p>\u00abCero5Cien registr\u00f3 avance de 31% y Grand Outlet Riviera Maya de 24%. Adicionalmente, se concluy\u00f3 el redise\u00f1o de Galer\u00edas Metepec, por lo que a partir de este trimestre se reinici\u00f3 su construcci\u00f3n\u00bb,
