pesos<\/em><!--more--><\/p>\n<p>El 2019 fue un a\u00f1o que transcurri\u00f3 con estabilidad macroecon\u00f3mica y disciplina fiscal, aunque con un casi nulo crecimiento econ\u00f3mico al cierre del a\u00f1o.<\/p>\n<p>Adem\u00e1s de estos factores, Salvador Daniel Kabbaz Zaga, director general de <a href=\"https:\/\/www.fibradanhos.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Fibra Danhos<\/a>, las tensiones geopol\u00edticas y comerciales generaron incertidumbre en el sector.<\/p>\n<p>El directivo explica que estos factores se vieron reflejados, principalmente, en la afectaci\u00f3n de la inversi\u00f3n y provoc\u00f3 una desaceleraci\u00f3n en el consumo.<\/p>\n<p>En ese contexto, el fideicomiso de inversi\u00f3n en bienes ra\u00edces comerciales, dedic\u00f3 a actuar con prudencia su estrategia de crecimiento, rentabilidad y operaci\u00f3n.<\/p>\n<p>\u00abSe llev\u00f3 a cabo la amortizaci\u00f3n del bono Danhos 16-2 por 1,000 millones de pesos al vencimiento, lo que fortalece a\u00fan m\u00e1s nuestra generaci\u00f3n de flujo de efectivo y nuestra estructura financiera\u00bb, destaca Kabbaz Zaga.<\/p>\n<p>La firma consolid\u00f3 al cuarto trimestre de 2019 un ingreso total operativo de 1,540.5 mdp y el Ingreso Neto Operativo (NOI) en 1,238 mdp, que representan un crecimientos de 6.1% y 7.6% respectivamente, comparado con el 3T18.<\/p>\n<p>\u00abLos ingresos acumulados del 2019 alcanzaron 5,794.5 millones de pesos, un crecimiento de 12.5% a\u00f1o contra a\u00f1o\u00bb, destac\u00f3 el directivo.<\/p>\n<p>En tanto, la ocupaci\u00f3n propiedades totales alcanz\u00f3 92.2%, un incremento de 160 puntos base, donde Parque Las Antenas registr\u00f3 m\u00e1s de 18.4 millones de visitantes.<\/p>\n<p>El directivo destaca que durante el trimestre\u00a0 se renovaron contratos al vencimiento sobre 27,695 metros cuadrados de espacios comerciales, que representa aproximadamente el 4.7% de su \u00c1rea Rentable, logrando un \u201clease spread\u201d promedio de 6.9 por ciento.<\/p>\n<p>En cuanto a desarrollo, continuaron los trabajos en Parque Tepeyac, registrando un avance global de aproximadamente 21.6%, mientras a\u00fan contin\u00faa su comercializaci\u00f3n.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/FD.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\"
