a\u00f1o<\/em><!--more--><\/p>\n<p>El sector industrial de la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCM) report\u00f3 un crecimiento positivo en 2019, a pesar de que fue un a\u00f1o complejo en el \u00e1mbito del crecimiento econ\u00f3mico.<\/p>\n<p>Datos proporcionados por la consultora inmobiliaria Newmark Knight Frank (NKF), este mercado mantuvo el ritmo de crecimiento anual del inventario en cerca de 1 mill\u00f3n de metros cuadrados clase A, al incorporarse 570, 383 m\u00b2 durante el a\u00f1o a los 10.3 millones de m\u00b2 del 4T18.<\/p>\n<p>\u201cEl incremento de la disponibilidad total represent\u00f3 el 11% de la superficie entregada a lo largo del a\u00f1o, con lo que 2019 cerr\u00f3 con una tasa del 6.6%\u00bb, apunt\u00f3 Diego Le\u00f3n Laos, analista de mercados de NKF M\u00e9xico.<\/p>\n<p>Este desempe\u00f1o fue liderado por corredores como el CTT (Cuautitl\u00e1n, Tepotzotl\u00e1n y Tultitl\u00e1n) que aportaron cerca de la mitad del crecimiento mencionado y casi del 70% de la absorci\u00f3n anual acumulada por cerca de 475,000 m\u00b2.<\/p>\n<p>En tanto, el indicador de disponibilidad en t\u00e9rminos absolutos muestra que el corredor con mayor superficie disponible corresponde a Cuautitl\u00e1n, con 270,691 m\u00b2, seguido de Tepotzotl\u00e1n con 175,526 m\u00b2.<\/p>\n<p>El total de metros cuadrados disponibles en la Ciudad de M\u00e9xico es de 740,835 m\u00b2; en tanto que en t\u00e9rminos relativos, el corredor con menor tasa es el correspondiente a Tultitl\u00e1n con 1.70%; mientras que el corredor con mayor disponibilidad es Naucalpan, con 11.23%.<\/p>\n<p>NKF destaca en su reporte de los espacios industriales de la zona metropolitana de la Ciudad de M\u00e9xico, que en el \u00faltimo trimestre de 2019 se registr\u00f3 un aumento en la construcci\u00f3n de naves industriales al presentar superficies de 583,132 m\u00b2, respecto a los 519,140 m\u00b2 del a\u00f1o
