industrial de los 3 mercados principales en el pa\u00eds<\/em><!--more--><\/p>\n<p>La demanda de espacios industriales en el mercado metropolitano de la Ciudad de M\u00e9xico se mantuvo durante 2019 por la intensa actividad del sector log\u00edstico, tendencia que, de acuerdo a CBRE M\u00e9xico, seguir\u00e1 siendo favorable para el sector este a\u00f1o.<\/p>\n<p>En ese sentido, la comercializaci\u00f3n de espacios industriales durante 2019, se mantuvo 2% arriba que lo registrado el a\u00f1o anterior, es decir 993,000 metros cuadrados (m\u00b2), en comparaci\u00f3n con los 977,000 m\u00b2 de demanda nueva reportada en 2018.<\/p>\n<p>Por otro lado,\u00a0 en t\u00e9rminos de inventario, este mercado registr\u00f3 un crecimiento superior al 6% con respecto al 2018, y en t\u00e9rminos de la comercializaci\u00f3n de espacios en ambos a\u00f1os cerr\u00f3 cerca de un mill\u00f3n de m\u00b2, a\u00fan con el ambiente pol\u00edtico econ\u00f3mico incierto derivado del cambio de administraci\u00f3n federal, destaca la firma.<\/p>\n<h2><strong>Mayor captaci\u00f3n de IED<\/strong><\/h2>\n<p>Seg\u00fan datos de la Secretar\u00eda de Econom\u00eda, la Ciudad de M\u00e9xico y el Estado de M\u00e9xico captaron el 42 % de la inversi\u00f3n extranjera directa nacional al cierre del tercer trimestre del 2019, lo que equivale a un poco m\u00e1s de 8,600 millones de d\u00f3lares, superando el mismo periodo de 2018 que registr\u00f3 6,700 mdd.<\/p>\n<p>De este monto en 2019, el 20% se fue a las industrias manufactureras, es decir m\u00e1s de 2,300 mdd de capital en inversiones que fortalecen al sector en t\u00e9rminos del sector industrial, y se entregaron poco m\u00e1s de 500.000 m\u00b2, lo que represent\u00f3 un incremento del 6.4 % en inventario industrial de la Ciudad de M\u00e9xico.<\/p>\n<p>\u00abMientras al 4T19 se entregaron poco m\u00e1s de 74.000 m\u00b2 en el corredor del CTT, el 52 % ingres\u00f3 al inventario prearrendado, lo que habla de una sana relaci\u00f3n entre oferta y demanda\u00bb, explica CBRE M\u00e9xico en un reporte.<\/p>\n<p>De los proyectos que se encuentran en desarrollo el 48% est\u00e1 prearrendado, adem\u00e1s 3 de los proyectos son BTS que suman cerca de 80,000 m\u00b2 y tienen como inquilinos a Mercado Libre, Toyota e Ikea en los corredores de Tepotzotl\u00e1n Cuautitl\u00e1n y Huehuetoca-Tepeji.<\/p>\n<p>\u00abSe espera que la actividad en construcci\u00f3n se mantenga activa durante el siguiente a\u00f1o, se sabe que hay planeados m\u00e1s de 125,000 m\u00b2 que inician construcci\u00f3n en este primer semestre del 2020 en naves superiores a los 20.000 m\u00b2 en el corredor Cuautitl\u00e1n\u00bb, agrega.<\/p>\n<h2><strong>El segundo mercado m\u00e1s grande\u00a0<\/strong><\/h2>\n<p>La Ciudad de M\u00e9xico con m\u00e1s de 87 millones de m\u00b2 industriales, representa el 17 % del inventario industrial de los 3 mercados principales solo por debajo de Monterrey que en 2019 super\u00f3 los 10.3 millones de m\u00b2 de inventario.<\/p>\n<p>Al ser el 2\u00ba mercado m\u00e1s grande, pero el primero en importancia por sus indicadores de absorci\u00f3n, el que mantenga niveles sanos en la relaci\u00f3n oferta-demanda es vital para el comportamiento del sector industrial a nivel
