{"id":101666,"date":"2019-12-15T17:04:10","date_gmt":"2019-12-15T23:04:10","guid":{"rendered":"https:\/\/centrourbano.com\/?p=101666"},"modified":"2020-01-15T17:14:03","modified_gmt":"2020-01-15T23:14:03","slug":"industria-retail-se-transforma-ante-nuevos-habitos-de-consumo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/publicaciones\/industria-retail-se-transforma-ante-nuevos-habitos-de-consumo\/","title":{"rendered":"Industria retail se transforma ante nuevos h\u00e1bitos de consumo"},"content":{"rendered":"<p><em>Una de las tendencias de retail en las grandes ciudades son los usos mixtos, en donde la gente que habita ah\u00ed tiene su propio centro comercial<\/em><!--more--><\/p>\n<p>Constantemente, la industria inmobiliaria tiene que adaptarse a los nuevos h\u00e1bitos de consumo, los canales de distribuci\u00f3n y el desarrollo de la tecnolog\u00eda en todas sus variantes.<\/p>\n<p>De acuerdo con Iv\u00e1n Gonz\u00e1lez, director de oficinas de <strong>Newmark Knight Frank<\/strong> (NKF), la forma en que la tecnolog\u00eda incide en los espacios de usos mixtos tiene mucho que ver con los actuales h\u00e1bitos de compra, lo cuales son muy diferentes a los de hace algunos a\u00f1os.<\/p>\n<p>\u201cEn los desarrollos de usos mixtos, la gente vive, trabaja y compra, todo dentro del mismo edificio. Por otro lado, las redes sociales, las nuevas plataformas tecnol\u00f3gicas y las apps que se han desarrollado para proveer a la gente de acceso r\u00e1pido a productos y servicios han obligado a que estos espacios se modifiquen, ofreciendo alternativas creativas que se ajustan a las nuevas necesidades, adem\u00e1s de ser lo suficientemente flexibles para adaptarse a la velocidad con que \u00e9stas cambian\u201d, asegur\u00f3 el director de oficinas de NKF.<\/p>\n<p>Aunado a esto, expertos del sector retail aseguraron durante un panel, en el marco de Expo Negocios Inmobiliarios -EXNI 2019-, que uno de los componentes m\u00e1s importantes para dar certeza a los desarrollos inmobiliarios son las garant\u00edas que ofrecen los arrendadores para proteger su inversi\u00f3n, adem\u00e1s que las \u00e1reas de\u00a0retail, dentro de los espacios mixtos, deben ser analizados a detalle para hacerlos eficientes y rentables.<\/p>\n<p>En ese sentido, los especialistas coincidieron en que actualmente los espacios comerciales son los nuevos parques de la gente, y se han convertido en el coraz\u00f3n de la vida social de las personas.<!--more--><\/p>\n<p><strong>2019 ser\u00e1 un buen a\u00f1o<\/strong><\/p>\n<p>Ciudad de M\u00e9xico, Guadalajara y Monterrey contin\u00faan con el liderazgo del desarrollo de espacios comerciales, siendo la primera quien concentra el inventario nacional, con el 31% al 1S2019, de acuerdo con datos de CBRE M\u00e9xico.<\/p>\n<p>Durante los primeros cinco meses de este a\u00f1o, el pa\u00eds present\u00f3 un incremento de 1.6% en el inventario de centros comerciales respecto a 2018, consolidando 23.5 millones de metros cuadrados (m\u00b2) con un total de 786 de centros comerciales y 1.9 millones de m\u00b2 en construcci\u00f3n.<\/p>\n<p>En el caso de la Ciudad de M\u00e9xico, \u00e9sta posee un inventario de 7.2 millones de m\u00b2 y 231 centros comerciales, mientras que el segundo mayor mercado es Monterrey, con 1.8 millones de m\u00b2 de \u00e1rea bruta rentable, seguido de Guadalajara, con 1.5 millones de m\u00b2.<\/p>\n<p>A pesar de ser las principales ciudades las que concentran la mayor parte del inventario, ya se abren centros comerciales en otras ciudades que, tradicionalmente, no contaban con este tipo de espacios, como Tijuana, Metepec y Pachuca, que tienen proyectos para 2020 y 2021.<\/p>\n<p><!--more--><\/p>\n<p
