{"id":101405,"date":"2020-01-10T16:19:56","date_gmt":"2020-01-10T22:19:56","guid":{"rendered":"https:\/\/centrourbano.com\/?p=101405"},"modified":"2020-01-10T16:37:02","modified_gmt":"2020-01-10T22:37:02","slug":"construccion-de-oficinas-en-cdmx-pasa-de-1-6-a-0-5-millones-de-m%c2%b2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/construccion-de-oficinas-en-cdmx-pasa-de-1-6-a-0-5-millones-de-m%c2%b2\/","title":{"rendered":"Construcci\u00f3n de oficinas en CDMX pasa de 1.6 a 0.5 millones de m\u00b2"},"content":{"rendered":"<p><em>En los \u00faltimos cinco a\u00f1os la Ciudad de M\u00e9xico ha absorbido 1.6 millones de m\u00b2 de oficinas<\/em><!--more--><\/p>\n<p>La construcci\u00f3n de <strong>oficinas<\/strong> para la Ciudad de M\u00e9xico ha registrado una reducci\u00f3n de m\u00e1s de 31%% en los \u00faltimos tres a\u00f1os, cuando en 2016 el inventario en desarrollo representaba un total de 1.6 millones de metros cuadrados (m\u00b2), mientras que en la actualidad es de apenas medio mill\u00f3n.<\/p>\n<p>Y es que, el freno que se puso al desarrollo de nuevos proyectos, as\u00ed como una <strong>sobreoferta<\/strong> de espacios corporativos en la capital, ha generado cierto nerviosismo entre los desarrolladores de este tipo de activos.<\/p>\n<p>De acuerdo con datos del <strong>Market Beat de Oficinas<\/strong>, que realiza <strong>Cushman &amp; Wakefield<\/strong> del cuarto trimestre de 2019, la entrega de nuevos edificios en la capital se ver\u00e1 reducida significativamente a los 105,000 m\u00b2 por a\u00f1o, durante los pr\u00f3ximos tres a\u00f1os.<\/p>\n<p>\u00abLa <strong>absorci\u00f3n<\/strong> anual podr\u00eda estabilizarse en un nuevo nivel de 250,000 m\u00b2 promedio, si persiste el actual ambiente macroecon\u00f3mico. Las cifras se combinan para sugerir que cualquier exceso de oferta deber\u00eda ser contenido pronto y revertido en un horizonte de cinco a\u00f1os m\u00e1ximo\u00bb, destacan.<\/p>\n<p>La firma se\u00f1ala que, pese a que en los \u00faltimos meses se ha hablado de un exceso en la oferta de oficinas en la Ciudad de M\u00e9xico, estos podr\u00edan ser contenidos en poco tiempo, ya que se ha comparado con el \u00abgigantesco\u00bb crecimiento que registra este mercado, comparado con otros del mundo.<\/p>\n<p>\u00abPara ponerlo en perspectiva, en los \u00faltimos diez a\u00f1os la <strong>Ciudad de M\u00e9xico<\/strong> ha agregado 3.8 millones de metros cuadrados de edificios clase A a su inventario de oficinas; esto es similar al 90% del inventario total de oficinas en <strong>Miami<\/strong> el d\u00eda de hoy\u00bb, destacan.<\/p>\n<p>As\u00ed mismo, en los \u00faltimos cinco a\u00f1os la Ciudad de M\u00e9xico ha absorbido 1.6 millones de m\u00b2 de oficinas; esto es 23% mayor al total del inventario clase A existente en la ciudad de <strong>Buenos Aires.<\/strong><\/p>\n<p>En promedio, 465,000 m\u00b2 de nuevo espacio de oficinas se han sumado al inventario en los \u00faltimos cinco a\u00f1os. En el mismo periodo la demanda neta promedi\u00f3 325,000 m\u00b2.<\/p>\n<p>\u00abSe trata, sin dudas, de un exceso de oferta, no obstante este desequilibrio de 140,000 m\u00b2 representa s\u00f3lo el
