{"id":100920,"date":"2019-12-30T14:20:28","date_gmt":"2019-12-30T20:20:28","guid":{"rendered":"https:\/\/centrourbano.com\/?p=100920"},"modified":"2019-12-30T14:41:32","modified_gmt":"2019-12-30T20:41:32","slug":"fibra-inn-vende-hotel-aloft-guadalajara-por-258-mdp","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-inn-vende-hotel-aloft-guadalajara-por-258-mdp\/","title":{"rendered":"Fibra Inn vende hotel Aloft Guadalajara por 258 mdp"},"content":{"rendered":"\n<p><em>Entre 2018 y 2019, la compa\u00f1\u00eda logr\u00f3 la desinversi\u00f3n de un portafolio de 6 hoteles por 717 mdp <\/em><\/p>\n\n\n\n<p><strong>Fibra Inn<\/strong>, fideicomiso de bienes ra\u00edces hoteleros en M\u00e9xico, vendi\u00f3 el hotel <strong>Aloft Guadalajara<\/strong> por 258 millones de pesos, como parte de su proceso de reciclaje de capital para desinvertir en activos no estrat\u00e9gicos.<\/p>\n\n\n\n<p>Seg\u00fan estipula el nuevo acuerdo vinculante, el hotel ahora ser\u00e1 operado por  <strong>Capitali Grupo Hotelero<\/strong>, bajo la marca <strong>HS Hotsson<\/strong>, por lo que la entrega del inmueble debe realizarse en febrero de 2020. <\/p>\n\n\n\n<p>Fibra Inn acord\u00f3 un precio de venta total de 258.0 mdp, m\u00e1s IVA de 28.2 mdp, superior a la valuaci\u00f3n del activo realizada por <strong>Deloitte <\/strong>a diciembre de 2018. El contrato de promesa de compraventa se firm\u00f3 con el dep\u00f3sito del 20% del precio de venta.<\/p>\n\n\n\n<p>Al igual que en las desinversiones de activos no estrat\u00e9gicos anteriores, Fibra Inn utilizar\u00e1 los recursos obtenidos de la venta en las mejoras a los hoteles del portafolio, en los hoteles en desarrollo de la <strong>F\u00e1brica de Hoteles<\/strong> y en la recompra de certificados.<\/p>\n\n\n\n<p>Cabe destacar que entre 2018 y 2019, se logr\u00f3 la <strong>desinversi\u00f3n <\/strong>de un portafolio de 6 hoteles por 717 mdp. <\/p>\n\n\n\n<p>Dichas transacciones representaron en conjunto una valuaci\u00f3n de 8.14% superior a la realizada por Deloitte de 663 mdp y significaron un cap rate de 6.6% calculado en base a <strong>NOI <\/strong>de los \u00faltimos 12 meses.<\/p>\n\n\n\n<p> \u201cContinuamos con la desinversi\u00f3n eficiente de nuestros activos no estrat\u00e9gicos, para orientarnos a propiedades con mayores barreras de entrada en el segmento de lujo y fortalecer la competitividad del<br> portafolio actual.  <\/p>\n\n\n\n<p>Este acuerdo vinculante da continuidad a la estrategia de reciclaje de capital.
