{"id":100406,"date":"2019-12-16T13:10:25","date_gmt":"2019-12-16T19:10:25","guid":{"rendered":"https:\/\/centrourbano.com\/?p=100406"},"modified":"2019-12-16T13:17:43","modified_gmt":"2019-12-16T19:17:43","slug":"multifamily-alza-mercado-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/multifamily-alza-mercado-inmobiliario\/","title":{"rendered":"Multifamily, al alza en el mercado inmobiliario latinoamericano"},"content":{"rendered":"\n<p><em>En M\u00e9xico hay 8 proyectos Multifamily con 3,000 viviendas, y 9 m\u00e1s, con 2,000 unidades, est\u00e1n en construcci\u00f3n; los cuales se concluir\u00e1n durante 2021 y 2022<\/em><\/p>\n\n\n\n<p>Los proyectos <strong>multifamily <\/strong>son edificios residenciales cuyos departamentos est\u00e1n <strong>destinados exclusivamente a la renta;<\/strong> su principal caracter\u00edstica es que tienen <strong>un solo due\u00f1o,<\/strong> que puede ser un inversionista en bienes ra\u00edces o una sociedad de inversiones.<\/p>\n\n\n\n<p>Este mercado es un activo de inversi\u00f3n que cada vez va cobrando m\u00e1s fuerza a nivel mundial. En el caso de M\u00e9xico y Latinoam\u00e9rica, el multifamily es relativamente nuevo; sin embargo, actualmente <strong>es el activo de m\u00e1s inter\u00e9s por inversionistas en la regi\u00f3n.<\/strong><\/p>\n\n\n\n<p>\u201cEl 35% de la poblaci\u00f3n en Estados Unidos prefiere rentar en lugar de comprar una casa, y este dato ha crecido a largo de los a\u00f1os. En Am\u00e9rica Latina se tiene esta misma tendencia; en el caso particular de M\u00e9xico, se ha incrementado el porcentaje de poblaci\u00f3n que prefiere rentar en casi 10% durante los \u00faltimos 15 a\u00f1os. Se estima que el porcentaje a nivel nacional se ubica en 25% y 33% para la Ciudad de M\u00e9xico, teniendo una mayor concentraci\u00f3n en solteros menores de 40 a\u00f1os\u201d, explic\u00f3 <strong>Humberto Campos, vicepresidente de Capital Advisors de CBRE M\u00e9xico.<\/strong><\/p>\n\n\n\n<p>Hoy en d\u00eda, en el pa\u00eds existen <strong>ocho proyectos multifamily <\/strong>con 3,000 viviendas, y nueve m\u00e1s, con 2,000 unidades, est\u00e1n en construcci\u00f3n; los cuales se concluir\u00e1n durante 2021 y 2022. Cabe mencionar que el 70% de estos proyectos se concentra en la capital mexicana.<\/p>\n\n\n\n<p>Estas viviendas son generalmente habitadas por profesionistas, parejas j\u00f3venes, solteros, y por las personas cuya actividad se ubica cerca de los centros de negocios de las ciudades principales. Adem\u00e1s, cuentan con amenidades como espacios amueblados, gimnasios, salones recreativos, terrazas y zonas comerciales, los cuales dotan a los usuarios de espacios configurados que <strong>facilitan necesidades de ubicaci\u00f3n y movilidad<\/strong>, cercanos a sus centros de trabajo.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Ventajas del Multifamily<\/strong><\/h4>\n\n\n\n<p>La principal ventaja de los proyectos multifamily para los inversionistas es que<strong> se comportan de manera contrac\u00edclica<\/strong>, es decir, tienen un mejor desempe\u00f1o en periodos de crisis. Caso contrario de activos como industrial, oficinas y retail, los cuales tienen un desempe\u00f1o muy ligado al crecimiento econ\u00f3mico.<\/p>\n\n\n\n<p>Otra ventaja del multifamily es que es un activo con una gran cantidad de contratos por periodos aproximados de un a\u00f1o, lo que le permite ser <strong>mucho m\u00e1s flexible con respecto a las subidas y bajadas del
